This Privacy Policy explains how [Sharp Capital] (“Sharp,” “we,” “us,” or “our”) collects, uses, discloses, and protects personal information in connection with our website at sharpcg.com (the “Site”), our property-acquisition activities, and our communications (including SMS/text messaging). This Policy also serves as our Notice at Collection for California residents.

1) Personal Information We Collect

We collect the following categories of personal information (examples are illustrative):

  • Identifiers & Contact Data: name, postal address, email, phone number, mobile number, device identifiers.

  • Property & Ownership Data: property addresses, parcel/APN, ownership info, transaction history, valuation indicators.

  • Commercial & Preference Data: records of communications with us, offers made, notes about preferences.

  • Internet/Device Activity: IP address, pages viewed, links clicked, referral URLs, timestamps.

  • Geolocation (approximate): derived from IP or general location settings.

  • Audio/Visual: call recordings (when disclosed), voicemail, or meeting recordings.

  • Inferences: internal assessments related to potential property acquisitions (e.g., interest level or likelihood to sell).

Sources of Personal Information

  • You (forms, email, calls, texts, meetings).

  • Public records (county assessor/recorder, deed records, tax rolls), listing services, and data brokers.

  • Referrals, service providers, marketing partners, and our Site (via cookies and similar technologies).

2) Why We Use Personal Information (Purposes)

  • Evaluate and pursue potential property acquisitions and related transactions.

  • Communicate with property owners (including direct texts), respond to inquiries, schedule calls/inspections.

  • Provide, operate, secure, and improve the Site and our services; debug, perform analytics, and prevent fraud.

  • Comply with law, defend legal claims, and enforce agreements.

  • Conduct marketing consistent with applicable law (see SMS section below).

3) Our SMS/Texting Practices

By providing your mobile number to us through a web form, email, phone, or text, you consent to receive marketing and transactional texts from Sharp at that number, including via autodialer, where permitted by law. Consent is not a condition of any purchase or sale. Message & data rates may apply. Message frequency varies.

  • Opt-Out: Reply STOP to end.

  • Help: Reply HELP for help.

  • We honor do-not-contact requests and maintain an internal suppression list.

  • We may send a final confirmation text after you opt out.

  • Wireless carriers are not liable for delayed or undelivered messages.

If we obtained your number from public records or third parties and you do not wish to receive texts, reply STOP or contact us at [privacy@sharpcg.com] and we’ll promptly add you to our internal Do-Not-Text list.

4) Disclosures of Personal Information

We disclose personal information to:

  • Service providers & vendors (hosting, CRM, texting platforms, analytics, call recording, data enrichment).

  • Professional advisors (attorneys, title/escrow, appraisers) and counterparties in a contemplated sale.

  • Authorities when required by law or to protect rights, property, or safety.

  • Business transferees (e.g., merger, acquisition, asset sale).

We do not knowingly disclose personal information to third parties for their independent direct marketing.

5) “Sale,” “Sharing,” and Targeted Advertising

Some state privacy laws define “sale” or “sharing” broadly to include certain data disclosures (e.g., for cross-context behavioral advertising). We do not exchange your personal information for money; however, we may engage analytics/advertising providers that could be considered a “sale” or “share” under applicable laws.

6) Your Privacy Rights

Depending on your state, you may have rights to:

  • Know/Access the categories/specific pieces of personal information we collect and use.

  • Delete personal information.

  • Correct inaccuracies.

  • Opt out of sale/sharing/targeted advertising and some profiling.

  • Data portability (receive a copy in a usable format).

  • Appeal a denial of your request (where required).

  • Limit use of sensitive personal information (where applicable; we do not use SPI for inferring characteristics).

How to Exercise

Email [privacy@sharpcg.com], call [XXX-XXX-XXXX], or use any available web form. We will verify your request (we may need information to confirm your identity) and respond within the time required by law. You can use an authorized agent where permitted (we may require authorization proof).

We will not discriminate against you for exercising your rights.

7) California-Specific Disclosures (CCPA/CPRA)

Notice at Collection: We collect the categories listed in Section 1 for the purposes in Section 2, retain them as described in Section 9, and may disclose them as in Section 4. We may “sell”/“share” limited internet/device activity and identifiers to analytics/advertising partners (opt-out available). We do not knowingly collect personal information from children under 16.
Shine the Light: We do not disclose personal information to third parties for their own direct marketing.
Financial Incentives: We currently do not offer programs that require a CCPA “Notice of Financial Incentive.”

8) Cookies & Tracking

We use cookies and similar technologies for site functionality, analytics, and (where enabled) ad measurement. You can manage cookies in your browser and (if available) via our cookie banner/settings. We currently do not respond to browser Do Not Track signals.

9) Retention

We retain personal information only as long as reasonably necessary for the purposes above—generally the longer of: (a) the period to evaluate/complete a transaction and respond to inquiries; (b) applicable statutes of limitations; and (c) legal/recordkeeping requirements. Typical retention ranges: 3–7 years, unless a longer period is warranted by ongoing matters.

We employ administrative, technical, and physical safeguards designed to protect personal information. No method is 100% secure.

11) Children’s Privacy

Our services are not directed to children under 13 (or under 16 in certain jurisdictions). We do not knowingly collect their data.

If you access the Site from outside the U.S., you understand that your information may be processed in the United States.

We may update this Policy. Material changes will be posted on the Site with an updated Effective Date.
